 Already Have House Plans?

You bought the perfect house plans, now you need a place to build it. This can be done, but by buying the plans first, you've limited yourself to specific properties that will accomodate that house.

No problem! It just may take a bit more time to find a suitable lot or piece of land, and possibly more excavation to get it done. Talk to your contractor before you start shopping for property to discuss exactly what you need to be looking for.

If you are building in a community or subdivision, be sure to check to see what kinds of restrictions they have. It's not uncommon to find restrictions on:

  • house style, square footage, number of stories, exterior finishes
  • set-backs from property lines
  • special easements for utilities or other access
  • home owner associations & dues
  • fence restrictions - sometimes no fences are allowed, and if they are there may be style and material restricitons
  • there may even be specific requirements for greenry, like plants & trees for privacy hedges
  • specific hours that construction may take place each day
  • the number of garages you're allowed to have
  • whether or not you're allowed to have any other buildings on the property ie.sheds, detached garages etc

So be sure you actually read the CC & R (Covenants, Conditions & Restrictions) for the property you want to purchase, before you make an offer!
